How much did Brooklyn houses sell for this past year? We looked at every recorded sale of a one, two or three family house in Brooklyn from October 2025 to September 2026, using public data from the NYC Department of Finance, and compared it with the 12 months before. Here is what the records show, and what they mean if you are thinking about selling.
The Big Picture
Brooklyn recorded 5,261 house sales at a median price of $1,225,000, compared with 5,548 sales at $1,199,500 the year before. That is a change of +2.1% in the median price, with about 5% fewer sales. Fewer sales at slightly higher prices usually points to a market where good houses are still in demand, but buyers are choosier.

By House Type
| Type | Median, Oct 2025 to Sep 2026 | Sales | Prior 12 months | Change |
|---|---|---|---|---|
| One family | $980,000 | 1806 | $940,000 | +4.3% |
| Two family | $1,265,000 | 2601 | $1,225,000 | +3.3% |
| Three family | $1,600,000 | 854 | $1,550,000 | +3.2% |
Two family houses are the most common sale in Brooklyn. Three family houses carry the highest median, partly because they are larger and produce rental income. For more on income properties, see our guide to selling commercial property and 1031 exchanges.

| Flatbush-East | $796,800 | 297 | $750,000 | +6.2% |
Small neighborhoods such as Cobble Hill and Prospect Heights have few sales, so their medians can swing sharply. A median is a summary of the houses that happened to sell, not the value of any one home.

What This Means for Sellers
- Price from sales, not asking prices. Recorded sales show what buyers actually paid. Our guide to pricing a Brooklyn townhouse explains how.
- Timing matters a little, condition matters more. See the best month to list a Brooklyn home.
- Know your costs. Our NYC seller closing cost guide covers transfer taxes and fees.
