Best Month to List a Brooklyn Home: What Two Years of Sales Show

About 10,800 recorded house closings, month by month, and what they mean for when you list.

Is there a best month to sell a house in Brooklyn? We looked at two full years of recorded house sales, about 10,800 closings of one, two and three family homes from October 2024 to September 2026, to see when houses closed and at what prices. The answer is more useful than a single “best month”, and it starts with one fact: the date on a public record is the closing date, not the day the house went on the market.

Closings Lag Listings by Months

A typical Brooklyn house sale takes time after an offer is accepted: contract, the buyer’s mortgage approval, title work and closing. Many sales take about two to three months from accepted offer to closing, and longer if a lender or a co-owner is slow. So a summer closing usually reflects a deal made in spring.

When Houses Closed and at What Price

Jan$1,250,000
Feb$1,137,500
Mar$1,200,000
Apr$1,200,000
May$1,180,000
Jun$1,250,000
Jul$1,300,000
Aug$1,288,700

Nov$1,125,000
Dec$1,200,000
Bars start at $900,000 to make differences visible.

Closings in July and August carried the highest medians, about $1,300,000 and $1,288,700. October and November were lowest, about $1,122,500 and $1,125,000. That is a gap of roughly 16%, and part of it comes from which houses sell when: larger family homes often close in summer, before the school year.

What This Means for Your Listing

  • Spring listings line up with summer closings. Listing from about March to May has matched the higher summer closing prices in these two years.
  • Fall and winter still sell. Hundreds of houses closed every month. Fewer competing listings in winter can help a well priced home stand out.
  • Readiness beats the calendar. A house that is priced right, clean and ready to show usually matters more than the month. See our tips on staging and preparing your home.
  • Your own deadline comes first. If you need to buy, settle an estate or move for work, plan around that. Our guides on selling first or buying first and selling an inherited home can help.

These patterns describe the past two years. They do not predict what any single house will sell for or when. For current numbers, see Brooklyn house sales in 2026.

About the data. 555 Properties LLC analysis of NYC Department of Finance recorded sales of one, two and three family houses in Brooklyn, Oct 2024 to Sep 2026, grouped by calendar month of the recorded sale date. Sales under $100,000 are excluded.
